NOTICE TO BUYERS:
The Real Estate Industry nowadays is governed and regulated by Real Estate Service Act of 2009 (R.A. 9646). This law provides that all persons (real estate brokers, salespersons, appraisers, assessors, consultants) engaging in real estate transactions should be duly licensed and accredited with the Professional Regulation Commission (PRC) - Except for salespersons who should be accredited with PRC by licensed brokers. Thus, anyone violating the said law can be fined up to two hundred thousand pesos (P200,000) and/or be imprisoned.
Also, Real Estate Brokers and their salespersons are required to register with the Housing and Land Use Regulatory Board (HLURB) when engaging in project selling.
Therefore, deal only with licensed brokers and their salespersons who are also registered with the HLURB as project sellers.
Reserving A Unit At Camella Homes: A Simple Guide
- Contact a trusted and reliable Real Estate practitioner (REP) such as broker or his/her salesperson to be well-informed about the project, prices, and the available model houses, financing schemes, as well as the location.
- Request for a tripping schedule with your chosen REP.
- Choose your preferred unit and its location.
- Pay the required reservation fee. A receipt shall be issued to confirm your reservation.
- You will be provided with a quotation sheet showing the final computation of your chosen unit.
- You will be required to fill out the "Buyers Information Sheet‘ (BIS) and the Reservation Agreement’ (RA). After which, an Account Officer will conduct some interview and orientation regarding the project.
- You will be asked to submit the following initial documents: See: Cash, Deferred, Financing.
- Other documents shall be required to be submitted within 30 days or reservation month.
- For ready-for-occupancy unit, a loan approval from a bank or other financing entity is required before you can occupy the unit. If there is already a Homeowner's Association, you will be required to pay for the association dues.
- On the other hand, If you opt the non-ready-for-occupancy unit, only after you have paid in full the downpayment will the house construction start. After construction, you will be scheduled for house acceptance and turn-over. If there is already a Homeowner's Association, you will be required to pay for the association dues.
